What if the potential buyer has really bad taste, you build the house to suite their poor choices and then they back out on a finance or HOA clause?

Flips are a fine way to make profits but if those profits pay for living expenses flipping is just another job and does not build wealth.

Make the tenant complete all landscaping maintenance and then put a fine in the lease if certain standards are not met(Not sure how to enforce this).
