It's so easy to start a for profit entity for less than a thousand alone but nonprofit requires at least three directors (of which one could be the president, secretary and treasurer) but many start with let's say 5-10 people.So the next step if you want to start your own nonprofit would be $10K and maybe five people interested in your mission.

I just called the treasurers office.

I’m a realtor, property manager, and soon-to-be investor in the Treasure Valley.

I've e-mailed the county treasurers of the county I live in & the one closest to us, so I'll see how easy or difficult it is to get a Delinquent Tax List from either of them.

That being said, how do I complete the fix-up project without depleting the limited reserves which I treasure as gold?

The historic areas should be treasured more...

Some peoples trash is another treasure, but only if you have an actual plan, not just a dream that 15k is really cheap.Good Luck.

As others have commented, the property looks spectacular and I'm sure it will be a treasured acquisition for a soon-to-be buyer. 

@Ruben Trillo Have you tried reaching out the county treasurer/tax collector office? 

Those details are what makes the place more valuable to sell in the future, and many tenants also are willing to pay a premium to live in a nicely restored place with period details.I wouldn't advise anyone to own a historic property if they don't love and treasure these old gems, inside and out.
