Usually living in it for a few years may be enough for it to cash flow positive when you move out.  

i can only see it if you were upside down on an already owned property and you had to move and rented it to negate some of your loss

Then, they sign the lease, are issued a key, and can move in.Nobody moves in without passing my screening and signing the lease.

I am wondering how much expected weather of an area impacts your decision to invest in a specific area.Recently looked at Census data which shows that people are predominantly moving to Florida and Texas.

Our net worth is 4mil so our CPA asked us to move them in LLCs last year.

You have the means to purchase and intend to offer owner financing (you) to the buyers of your lots.That sounds pretty straight forward as long as you are able to carry the loans and deal with any defaults.I don't have a background in raw land deals, so that's all I got.Thanks for the feedback and I will keep these things in mind as I move forward.
