In a 3 month period of time [1] I came out of the closet with being Autistics [2] we bought and moved into a travel trailer because we had spent all of our money, and I was naive enough to tell everyone that we were now poor but so blessed and did not care because we now lived near our wonderful friends in the mountains [3] I was diagnosed with breast cancer and had a double mastectomy [4]  swiftly bloated up 30 pounds, developed lizard skin, hair loss and was no longer cute and young looking for my age [5] meds made me cry over anything and seemed to suck out all my brain cells [chemo brain is real]But this was all okay, because I had the support of all of my wonderful friends, right?

Using foam to air seal provides a slight structural benefit and can also be a vapor barrier - if using closed cell foam.

I just want to send a follow up text after X number of months and say "Hi, we are still interested in buying your house, we would be able to offer close to retail if you would be willing to finance all or part of the sale"... or something like that.So it is OK for me to text them from my cell phone and say that, but not from a messaging service?

You had people bending over backwards getting you good deals on real estate, you had $800k in the bank, you have 2 college degrees and it sounds like you are the best thing to happen to construction contracting since the invention of the cell phone.

Cell, I was told by the trustee selling that there is no "closing" so to speak.

@Justin Fox - you need to exercise caution with spraying {closed cell} foam directly on the underside of the roof deck as you can both prevent the roof deck from drying (insufficient ventilation) and cause condensation within the roof assembly itself ... leading to premature failure of the roof assembly.
