I've done everything in residential real estate (wholesale, rehab, normal rentals, short-term vacation rentals, turnkey, property management, private lending). 

In regards to the flipping, is really hard to find something that works now on the MLS or even from wholesalers.

What is the wholesale contract look like? 

You need to connect with a real estate consultant, wholesaler, or a disposition company that understands your investment strategy.

There are so many investors and wholesalers hustling here that these don't last long.

To legally wholesale ( usually transferring the contract by an "assignment" through escrow) the wholesaler must be careful to represent the contract, not the property itself.

We DO check to make sure that we have licensed agents and lenders on the "Find an Agent" and "Find a Lender" sections of the site, but we have not done the same research or built out our marketplaces for contractors, CPAs/Tax Pros, lawyers, property managers, turnkey providers, wholesalers, and so on.

Any particular reason you are looking to wholesale?

You will find a ton of wholesalers that way.

That could be a single wholesale deal.
