What he doesn't mention in the presentation, which includes a demo. of the impressive-looking product, is that for $2K you don't actually get the software to load on your computer, you access it on the Internet for a "modest" fee of $69.95/month.

Great suggestion Stephanie.Educating new tenants as to the forms they might receive in the future is a strong way to impress upon them that you will take action if they fail to pay.

My business partner and I have found over and over that we continue to run into real estate people who are great with first impressions and get you charged with assuring you that they can do the job for you only to ride off into the sunset and not deliver, much less communicate that they can't do the job.Makes us crazy!

(i.e. they let you come look at the place but once you put the deposit down it's non-refundable, unlike when you buy directly from the bank)David I was always under the impression that the wholesaler gets an inspection period from the bank (of course), but the end buyer does NOT get a true inspection period from the wholesaler (i.e the end buyer is not able pay an earnest money deposit to the wholesaler, keep the property tied up for five (or whatever) days and then back out on the last day and get the earnest money back).

Great way to know what is going on with your property.Plus think how impressed the tenants will be if they call you with a problem some night and you're literally there before they hang up the phone!
