That is overly simplified and I've left out other things (inspections) as well as some things that are going to be the same whether you own or rent (utilities, moving).the numbers are very different depending on where you live-both in terms of costs of buying and selling, cost of a home and cost of rent.

I've read up on local (Massachusetts) law/guidelines regarding utilization of security deposit but it's pretty vague in this regard. 

I wouldn’t pursue it further, but be more careful in the future about how you phrase utility billing in leases.

I don't have any idea what it will cost roughly to make the other lot as a living space - right from assigning address, brining in utilities,  plans for the mobile home (3 bed and 2 bath) install, etc.
