I think I should pull the trigger, but I would welcome both agreeable and dissenting opinions!

Again my concern is using funds to their optimal potential, sometimes that involves some hair splitting.

Both deals are great, just hesitant to pull the trigger on one of them.

That could trigger the IRS to not count the sale as a true 1031 exchange.

Land trust grants cannot trigger a due on sale clause under the law.I recommend talking to a good attorney and title company who are investor friendly. 

I’m in the middle of a slow BRRRR with it now and have 4 out of 7 suites rented consisting of 3 hair salons and 1 mortgage broker.Each suite rents for $300 a month.I purchased the building for 24k with no money down at a local bank.ARV should be around 85k which will give me a nice down payment on the next purchase after the refinance.I said all of that to say this, every market is different, it’s possible...

It shows the house ws sold for 5k 2 years ago.

I know at the end of the day it’s my decision to pull the trigger on an investment property but I want to make sure I’m a little prepared before I go in.  

Hey everybody, I'm fairly new to BP but have really appreciated all of the helpful feedback from everyone on the forums as I get closer to pulling the trigger on my first REI.

This would probably require a significant hair cut to make it attractive but would end up with the same scenario as #2 - the ability to complete a full exchange.
