The lease will be void in any court because the apartment technically wasn't even legal to begin with. 

But if it is a couple of months situation I would need to know who it is and have them background checked.

@Vasudev Kirs I don’t know that the application sent out to the prospective tenants will divulge your personal name but I suspect for the purposes of doing the actual background checks MySmartMove may need an actual contact person with real information.

He told me that technically I dont even have to report that I am going to split the lot and build a duplex on it.

One thing to be aware of is that if there's a loan, moving the property to an LLC may technically allow the bank to call the loan.

Would I contact the previous closing attorney and tell them I need a quit claim deed from the people I technically bought from?

If so then folks could sell real estate, book profits based on the value of the Gold, but log a transaction that was technically a loss (tax write off) based on the face value of the legal tender.
