Take it nice and slow, be smart about it.Acquire these things: 1) Knowledge - there is no substitute for it, 2) Money - cash reserves and a savings will make all the difference, 3) Great credit - sounds silly, but it really is a must...With your attitude and these ^ things, you will be in good shape by the time you're 30 years old.... :-)

It is a tool, like anything else it can be useful but by no means is a substitute for proper due dilligence.

There's no substitute for experience.  

Sometimes, I'm able to substitute a different version of the same size cabinet. 

This may help give you some other insights to the property and neighborhood.But in reality, nothing substitutes for your own eyes and sense about the property/block.

That doesn't include any advances for taxes or insurance or other matters but should cover you on a Texas FC and include trustee substitution, counsel and proper filings and notice/service.  

I don't think there's a substitute for having great, competent boots on the ground, but you'll also have to make time to visit every now and then yourself.

I really think there is no substitute for seeing the properties in person.

Not sure why  Depending on the font in the ad, you can substitute the number 1 or capital i for 'l' in responsibIe ...I used the capital i  and you don't even notice.
