Any time I try to farm something out when I get really busy, I end up with problems and stolen tools :(

At least the flea market operators really buy the stuff (assuming it's not stolen merchandise).

I had materials stolen off a site too.  

Ross, the law here in not in favor of the HOA's any longer like it was when these houses were "stolen" from the banks.I'm not sure how this is handled 100% from a legal standpoint, but from what I understand, its still an asset of the bank in most cases which means that knock on the door could come when you least expect it.I'm working on a condo right now in the same circumstance, and the real estate atty's said clearing titles like this has been a "crap shoot" lately and the banks are fighting this more aggressively.

I'm currently under contract on a 4-unit building Freddie Mac foreclosure in Baltimore city and the copper pipes have been stolen while under contract.  

They have over speculated 10 fold, they are buying up gold and bitcoins like crazy (they know they are tanking their economy) and censoring what we hear about it.

Either due to neglect by the previous owner or vandalism these properties require patch/paint/flooring but also re-roofing, new mechanical equipment, electrical and/or plumbing work, windows and doors, there are failed septic systems and wells with damaged or stolen equipment.

Having things like "keep your weed/pipe/special brownies/whatever in your room so it doesn't get stolen" and "if it does get stolen, it's your fault for leaving it out", but also "no live plants" and "smoking OK only in designated areas" is important to us. 

Duct work also stolen from home.

The central air is nice but being in a C area when and if your unit is vacant how sure are you that you won't have the unit stolen.
