Hi Jason, thanks for pointing out that important detail that I missed in my post.I’m referring mainly to rental investment properties, whether it be single or multi-family or condo. 

@Shun Williams S8 is a tool, not a magical solution to tenant payment issues.You must understand that you are swapping one set of problems for another set.

I have 3 performing STR's in Central Florida and spend less than 3 hours week managing them.Now if you were to be an underwater welder with zero access to your phone for several hours a day, the solution is simple, you hire a manager!

Hey @Joseph Campbell I have extensive knowledge of the Daytona Beach market as well as the Brevard County market that @James Stansberry mentioned.First, I would echo that Daytona Beach is in a fairly bad place at the moment, especially if you're referring to beachside.

You may know if it as the shadow banking system; or it's also referred to as the eurodollar system. 

Don't wait until it's a problem and then look for a solution; you'll drag out the process.I also recommend that you learn how to screen better.
