I think you could do well in Little Flower, particularly in the eastern half of the neighborhood, but would stay off of 16th, Emerson, and 10th. 

My property isn’t cash flowering and I’m still having to make repairs to get it up to standards.

We survey every resident and when a resident lists an experience that is less than excellent, we dispatch our team with cookies and flowers at our expense to address issues and make sure they know they are being heard.

My life as a low C-class landlord is milk and cookies every day, chocolates when it rains and flowers when it doesn't.

It also isn't helpful for those tenants who pay rent with cash or money orders.I did do bank garnishment on my very first tenants who skipped out and took all the "valuable" stuff (silk flowers) but left unimportant things such as bank statements behind. 

I have sent flowers, picked up specific kitchen items, coordinated fishing charters, and helped draw out weekly itineraries.
