@Jonathan GreeneThe short answer is it will depend on a few things like the tools and listing platforms that you're usingMy current workflow involves many tools (including Monday.com, Baselane, and Furnished plus other listing platforms).

My take home is around 1.2k per month gross, And will be going up shortly after I finish the internship to around 3k (During the internship I wasn’t full time, but will be a full time contractor after the internship is through).

I would look into a short term hard money loan to finance both the purchase and rehab, and then refinance into a long term conventional or DSCR loan.

But the fact that you could get hold of them in such a short order and get things done is amazing.
