I had one grandma and teen that I would love to rent to but it just would have taken too long.

Owning a small investment isn't sexy like flipping, but you don't have as much risk, either.  

Then the tenant calls us to come and find it- now their wasting of water is my fault and I get charged a maintenance call to chase ghosts... all because they have a teen that likes long showers... 

@Jay HinrichsThe property is definitely not sexy by any means, but I believe it has a newer rubber roof, (which should if done properly, last a LONG time)  and the furnaces are 2013 which could last 25 yrs or more..  

In a sellers market, you can't get the kind of deals you need to flip with no rehab.But it was a legit way to make money flipping with no money of your own so it is still sexy for gurus to sell the idea to newbies.So from a legit lender standpoint, demand for same day Trans Funding dried up which makes it a bad business to be in.

Just purchased a student rental on the east side of temple university campus. 4 bedrooms already teen at occupied by 3 young men.

Bakersfield is not very sexy but it can be a good market if you find the right deal.  

Teen drivers think they know everything about driving, so mentors have to temper their enthusiasm to safe levels, if they do not develope dicipline they will crash, but hopefully live to learn.

I am most upset in her case that she has 2 late teen early 20s boys who do little if any work and live with her.

The returns don't look as sexy on paper, but the sexy returns are usually bull$hit anyway because no one ever factors in capex or turnover costs.
