Looking for options on the correct way to insulate...I could use fiberglass batting without the kraft paper but given the vapor barrier should be inside the insulation I won't really have any way to do this.

If your income (like a job) is over $150k, any paper losses that this property might generate will be locked up tax-wise until some future point: either your income drops, or you have some passive income, or you sell this property.If your income is below $150k, you are likely to see some tax benefits right away.

I appreciate the tangible value (of real estate... people will always need a place to live) vs the volatile value of a stock on paper that may not be worth the ink its written in or too easily misrepresented or manipulated.

if it is institutional paper, then usually the terms are always appropriate for the state in which the loan was originated and the terms of the note usually have favorable language for the lender.

I think the question I should have asked is, will the lender see the new private mortage taken against the property, it takes about 6 weeks for the mortgage to appear in the paper here.
