While scouring the BP forums I have learned a lot on the benefits/drawbacks of being a licensed agent while also investing in real-estate.

I've scoured a lot of the forums here on BP for the topic of PM software, but my question has a slight twist to what I've seen already posted.I've done some initial research in packages such as AppFolio, PropertyWare and Buildium, but is there any software that is non-cloud based (ie housed only on a personal computer)?

If apartments is what you want to focus on, then scour the apartment investing forum and ask a lot of questions, and get to know a lot of the answers.  

I have scoured 50-60 possible properties in a number of cities to no current avail.

. :-) I was just scouring the internet for some more ideas and came across a form on DocStoc.com that I like called "Minimum Charges for Services and Turnover Costs" that the tenant agrees to at the start of the tenancy.

It is a great starting point for me as I scour BP for info.

I have scoured the internet trying to find more information on this process and this company in particular, but haven't really learned anything other than what they say on their site. 

I know it's not worth a lot of extra work scouring around for $100k houses or less, unless there's also a commission on the back end.

@Caleb Heimsoth  theoretically that's what the marketers have done they have scoured the US for the best of the best in the turn key space then refer clients to them.the one that fell on his sword was Morris.. referring clients to oceanpointe :(  but then when you follow what he is doing he I think Is reversing that saying I am a great marketer and I need this product I need to pitch 40k props that rent for 700 because people will believe me because of my stature.
