A contractor can help yes when it comes to looking at it and telling you how much or what you be looking at if you want to upgrade or fix something visible but you need the inspector to check out the roof AC and plumbing thoroughly despite what it looks like in person I’ve seen mini jacked up ceilings.

I re-financed my property today that I used my business lines on credit on, which finished the BRRRR method for this property.Rough DetailsPurchase Price: $30,000Rehab: $20,000Fees paid transferring money through cash app: $338.85Holding Costs/Utilities: $675.00Closing Costs:$1000.00Total Money Invested: $52,013.85Appraisal: $80,00065% Loan: $52,000Money Left in Property: $13.85ROI: We could do the math on $13.85 but lets pretty much call it infinite at this point.The coolest thing in my opinion about this method is that I'm left with a home that has a brand new roof, AC, and an entirely renovated interior.

For a lump sum, I would have 20-25k set aside as a just in case. 10-15k is ok, but if a furnace breaks and you need a new roof, that is done and over.Basically, have as much as you can, and never below 10k.

And/or assume that everything is trashed and you have to rehab the entire house.I have bought houses without going inside, but you can usually get on the property and look in some windows. check the roof, exterior siding, main panel, etc and get a pretty good idea of what the house will need.

I agree with Ken, get some costs and see if it's worth it but depending on how old the roofs are on your dwellings if you have a claim and replace the roof your rating might not really change.
