I have also thought about filling in the pool and planting grass in the courtyard to save that expense, but not sure how popular the pool is for attracting tenants.  

@Michael Plante I expect since we'll be dealing with commercial loans that I'll be using my LLC. 

I have many great years of investing (aka the rest of my life :-) ), but I would like to plant the seeds now in areas I determine will allow significant growth.Do you plan on being an active or passive investor?

I want to dig an agricultural well, put in underground irrigation pipes, and plant almond trees.

A flower shop uses tons of fertilizer, prservatives, plant foods and vegitable matter, they can be horrid on plumbing, induce mold and mildew and with coolers can cause mildew on walls behind the coolers if not properly vented and cleaned.

I've run out of crete mid pour or the concrete plant has sent 2 trucks to complete a job - not uncommon.
