After much consideration, I've resolved to take action and pursue a BRRRR property.

The property had foundation work done just prior to the sale but continued having problems, even after I hired a second contractor to correct.

Unless you are getting a heck of a deal I would recommend avoiding a foundation issue property until you have a team of contractors that you can count on and can find out what the repairs would run.
