So someone can just stop paying taxes and create a funding gap for our public schools, firefighters, and county road maintenance and now private investors & Counties are going to bankroll the cost and administrative overhead to sell their property at auction and give them back the net auction proceeds?

My question is, should I give up looking for a lender or private lender who would finance this at a rate below or around 8%?

Purchase price = $100kRehab = $25KARV= $170k1st position purchase loan (private lender) = $85k2nd position purchase loan (my own LLC) = $40kI purchase with 1st position loan at 85% LTC ($85k) from private lender.
