It’s not an either/or scenario, I’d recommend not fully trusting anyone who steers you entirely towards one or the other and investing in both stocks and real estate as each has its advantages.This is precisely why I love syndications.

I think it's vital to be precise with the language here.

Rates are low, but unless you know precisely how you want to invest excess capital, not always good to cash out.

Is their a better method to getting a more precise number down?

If the grantor is an individual (or individuals) and the grantee is an entity, they are not the same party.If the goal is to avoid transfer taxes, research local statutes on exemptions and use the precise language required to fit within the exemption (if one exists).
