The hotel world is not like residential, it's a very small circle of players.  

What are your thoughts about this deal if you don't mind looking at it:Looking for advice on offer/max price.Also looking for what I missed in calculations.First the hard part:This property is in rural TN in a town of about 20k population.Current owner has been renting to local college for basketball players/coaches (both boys and girls teams have used it).

@Mayour Patel The Connecticut MLS is still the dominant player for listed deals around here and is where most of my clients find their buy and hold multi-families or even the multi-families they rehab.There are some auction sites as well that provide some access to potentially good deals as well.Feel free to reach out with any specific questions as I am very familiar with the market around the area that you live.

We have a nice home, hate to do that except as last resort.

I have bought and sold rentals and have done a couple flips before I realized they called it a flip, and currently own a few rentals and one resort rental.

The reality is the big players will have a strong deal flow and will come up with deals they can't take into their existing pipeline.  

Obviously some investors will be more comfortable with that than others, and it's really up to the platforms to keep those standards high if they want to remain long-term players.

However  he is a key player on our team.

Some condos HOA do not allow vacation rentals  however we found one name Sapphire Beach resort and Sapphire Beach Village that allows them. 

@Eric Odum I know some of the larger real estate players in South Florida are taking the risk.
