I picked Surplus Recovery Agents course I'm gonna give it a go.

So I picked up a 5lb bag from Black Rifle.

They will even hold your mail and allow you to pick it up locally.

@Jaime Duron I recently picked up another rental in the southwest area (near Lackland AFB) that has been over 75% occupancy with MTR/STR demand.

@Steve Sayler in our management contract it clearly states we will not pick up rent nor accept cash payments directly.Tenants can either mail us a money order or deposit cash directly to our bank. 

Pick an area that you want to specialize in, and then work on it hard! 

My house seems to be a better pick than the ones on the market (new kitchen, pool, etc.), but still.Given these factors, I'm questioning whether I should sell the property and look for better investment opportunities.

@JJ WilliamsI am not a fan of giving cash flow or equity or anything like that in these scenarios- I would rather pick a fixed rate to borrow on and have them act only as a lenderAs time goes on cash flow will increase over time - do you want to owe them for perpetuity on that asset ?

You can't ignore all the other changes and pick 1 thing like commissions to compare and say look at difference and ignore all else. 

Pick if you want to run properties yourself or pay a company to do it.
