What I want to do is go to the tenants and offer them an unofficial rent to own plan outlined below.   1.

A simple offer to purchase that outlines the terms that you want such as an inspection period for collateral files and a warranty that the note is as represented without any adverse conditions.

That's why it is important in such situations for you to make sure that the amount being requested for the construction loan is sufficient to build what is proposed, but not enough so as to encumber the property for more than is necessary, along with the other precautions I have outlined.
