In NJ now, the cabals have a new system to use some new regulations to register as non-profits to win automatically if they want to.

BUT, everyone claims to be expert.  

So they said "Fine, then you're not getting your check from us"  So I said "Fine, then I'll evict your client for non payment of rent".  

I was fitting this into an awkward schedule.The Facebook group was welcoming and fun to lurk and read posts, getting a feel for the community.Contracts in the document library were great – but overwhelming (you’ll see this phrase a lot)This was a main value for me – hiring lawyers to write contracts without knowing potential pitfalls or where I could/could not protect myself was a major concern.These contracts are worth the price of admission and only available w/in community.These contracts cover Joint Ventures (JVs) between parties, Creative Deals and non-creative deals, WRAPs, RVs, Automobiles, Leas Options, Wholesale Assignments, Hybrid docs and more.I haven’t actually gone through all of them yet.Tens of Thousands of dollars have been spent refining these contracts and just having access to this library was worth the price.

Questions for Real Estate CPAs and Attorneys (or genuine experts), preferably who know the Las Vegas Condotel market:Looking at my first investment property.

if something is just sitting on the MLS looking too good to be true... then it's too good to be true.these properties are going to have higher costs overall, be in more challenging neighborhoods, have very gnarly deferred maintenance and capex, potentially have liens, be high turnover, and require expert, highly knowledgeable, localized support to be successful. see for example this thread.https://www.biggerpockets.com/forums/48/topics/1137397-balti...and even at those price points, i think cash flow is fairly low to non-existent if rehabbed to a high grade, especially with DSCR debt. 

I let an expert file my taxes and I sleep better.
