@Eric CreagerI dont know of a specific resource but in general you want to look at the big ticket items first.Foundation - cracks, settling, moisture (basements)Roof - age remaining life, condition- missing shingles, leaks improper valleys and flashing Hvac -age useful life left.

Moisture invasion is a major issue (ie the longer you wait the more it costs) and roofs are not cheap.Get a roofing contractor to tell you if you can get a 5 year cert. 

There is moisture in the crawl space, though, that needs to be addressed, and that is the one area where some negotiating may come up, so wondering if she is getting her ducks in a row for that? 

I go to my chiropractor and there building is old but not mold issues at all.Did the mold company take a moisture meter to the walls?

Water/moisture itself isn't a problem, but it will cause problems if it isn't dealt with appropriately.For certain types of constructions water is expected and accounted for by adding a sump pit and pump, and ventilating the basement like a crawlspace.

Make sure you are doing for a moisture / air vapor reason so you don't trap moisture in the wrong place and create a mold issue.

We have a lot of clay in the soil here which makes for poor moisture absorption and causes water to run and pool instead of caking up and creating 'mud.'

But then what the plumber said about the shower turn us totally off.According to him, all the mold on the surface came from the moisture inside the sheet rock.
