Don't do it don't do it don't do it.Redoing the floors and getting a modern lighting fixture in there should be enough to make it quite attractive as a rental.

I've seen several houses around Indy do the same thing and it really makes the house look more modern and brightens it up.  

With urban infill where we are building, we have to keep the designs more modern. 

It was really nice modern appliances, energy efficient, built in surround sound and a cozy fireplace, pretty much everything had been redone.

Even laminate coutnertops get the above.I would paint the cabinets a dark color or white and get modern knobs.

Regardless of whether the knob-n-tube is in good condition or not, it is and ungrounded service that was never designed to handle modern electrical loads.

If the pier does require new support, it is quite easy to pour a new footing and place a (modern) steel jackpost in-place (and jack any deflection out of the beam if necessary).
