I’ve been loosing sleep trying to decide whether or not this is a good time to try and go for my first investment or maybe this is a sign to hold off and see how everything plays out.Looking for advice I’m young in the game and I’m just trying to hear as much feedback as possible from different minds.Thank you in advance

If you loose your job or changed jobs it has to be repaid immediately or it will be treated as a withdrawl and subject to federal and state taxes and a 10% penatly.

A lot of people are loosing there jobs due to the strip closing down and a lot of the major hotels and casinos and other local non essential business.

I would do one at a time so you can get a good idea of costs and seperate out when tenants will renew leases, last thing you want is all tenants leaving at same time and loosing all income at once every lease cycle.

If she does not move in by the end of the week we loose the subsidy and the 1 year of guaranteed rent ( and months we spent getting to this point)  Any ideas?

I expect the C class tenants will have less reserves and therefore more difficulty making rent than the B class tenants (but ironically only 2 tenants have talked to us about potential issues and one was from a B class unit)when they loose their jobs.

I am sure it will slow down in the next weeks, but I dont see the real estate market soften, if anything people have a hightened appreciation for hard assets after loosing a ton on wall street.
