I have a little different perspective on this and it comes more from selling in a down market, so it's not necessarily applicable.

After the owner paid for the license application, I worked with the county to get the STR license approved under the owner's name with me as the manager.

I get a lot of calls after an unexperienced loan officer drops the ball and a customer finds out their loan dies due to lack of communication up front on the application.
