Marketing, professional photos, and dialing in the rental amount are crucial, and we've noticed nicer units at better prices being leased out much faster (well yeah, duh...). 

Wondering if you have any particular online companies you recommend that checks evictions, credit reports, collects rents, provides a lease, etc... all in one place. what are some of the pros and cons you have experienced with each company. thanks

Two things when being a business owner - hire right, lease right.

- Initial paperwork and chasing overworked caseworkers to process it, so tenant can move in- Helping the tenant complete & turn in their required paperwork to start the lease- Annual S8 inspections, which tenants often make difficult to schedule- Dealing with silly maintenance requests because tenant too lazy to change lightbulbs, etc.- Getting tenants to agree to rent increases and turning in all the required paperwork to caseworker, then, you guessed it, chasing them to process it- Dealing with the tenant's "entitlement attitude" that they don't have to follow the terms of the lease, so they move in other individuals and/or get pets without permission.So, a good PMC will charge something more to manage a S8 tenant/property - either a higher percentage or a one-time or annual fee.

They do have other options that you can add-on, such as electronic inspection reports, mailing services and e-lease (this one is included if you're a Pro member which I am not) but I haven't found the need for any of those services yet.  

Hello all, I am coming to the end of the lease with my first tenant in a duplex that I'm living in, and plan on not renewing the current tenant's lease for various reasons. 

It makes the entire lease void and unenforceable.

Working on a small multi tenant industrial deal where there are a few tenants have leases that are missing information such as term, lease end date.

I typically aim for aggressive rent increases only during pre-leasing.
