I'm a pretty liberal guy but there's such a thing as being way too liberal, big government & tax oriented.

You will see that every 8-10 years, this occurs and the prices rarely exceed where you're at unless a seller really hits the jackpot and sells it for $75,000 or more.  

It’s rewarding bad behavior but I also don’t own property in super liberal states.

My advice is be conservative on what the value will be, liberal on any rehabilitation costs, and pull the trigger.
