Personally very familiar with the Cannabis industry In SoCal, I grew up there.Rates are high on cannabis due to there being far and few banks willing to lend on it.

I wasn't sure if there was an "industry-standard" way to approach investors, luxury brokerages, etc. 

I came across a fantastic article on the top US Road trips and unsurprisingly The Oregon Coast took the top spot :) Top 7 Scenic US Coastal Road Trips:- Oregon - Pacific Coast- California - Pacific Coast- Maine - Route 1 - North Carolina - Outer Banks- Alabama - Connection By Way- North Florida - A1A - Florida Keys - A1AI might move The Keys up this list a little..but the entire Oregon Coast is breathtaking. 

From what I have gathered Ohio, Pennsylvania, and Michigan tend to be the states that keep appearing as the best spots for potential Section 8 landlords, at this moment in time.

You cannot have your cake and eat it too.My suggestion for passive investors is to play it safe, get low risk B investments, take good care of your properties and play the long game.If you are an active investor who can buy or rehab residential, or you are comfortable going into industrial or retail space, those can be great investments.

Storage units, industrial, raw land, development (a form of value add), zoning changes (a form of value add), office, hotel/motel, NNN, etc.
