I have a commercial property with 5 units that is part of three phase shopping center.

Both options seem good but because I'm still in the newbie phase, seeking advice. 

You're background will allow to skip the 1-4 tenants phase.

You're going to probably have vacancies during the first phase so consider how you'll sequence those repairs/refurbs.

I work full time as a General contractor but my skills are more suited for entrepreneurship and management so I’d like to phase out of physical labor in the next few years...any advice would be appreciated! 

@Simon Ribellia I would be hitting up all the people on BP that have done a deal like this and see what pitfalls they ran into, meet people in that area that do only commercial have them help with the due diligence phase and ask people that have cell towers on them.
