There are indicators to me that Cummins is here to stay.  

If the tenant can't afford the deposit up front, that's an indication they can't afford the rental.

Hi Dan,  There are a lot of solar contractors operating in Chicago, which is a good indication that solar electric systems make economic sense in your market, but it will depend on the specifics of the roof, electrical usage history, type of meter at the property, and net metering agreement available from the utility.

Text messages, while perhaps not legally binding, may indicate intent and agreement if it gets to court.

I guess they would get to collect interest until I pay it off or they get the property back plus the interest if I don't but still...Also, the Ada county auction listings seem to indicate payment due by end of business Thursday (so 4 business days after auction ends basically).And I found this document from Bannock county indicating they expect payment on the day of the auction. https://www.bannockcounty.us/wp-content/uploads/ta...I haven't been able to find much info on idaho statute 31-808(3) actually being used, so I guess for now I'll assume it's rule saying counties can do it if they want but none of them seem to be doing it. 

It's obviously going to be amazing starting out but will be a clear indication if the equity could be better used elsewhere via a refinance, 1031 or outright sell.

Asking indicates that they are not comfortable with your lease and if you accept them without agreeing to what they ask they will do it anyway and violate their lease.

The economy will have cycles up and down, but there is no indicator that an event as serious as a depression is coming.
