Any creative recommendations y’all could throw out for this rookie couple “refreshing” their first home?

Throughout my research over the past 6 months I've learned about creative financing which intrigues me and is something I would need to learn about moving forward to scale my portfolio. 

I've doing business in the islands for about 12 years but almost all flips via private lending or owner/creative financing.

If so, can you elaborate on how you use them as I am unfamiliar with how to incorporate them?

I have done several in the past and most I have been satisfied with the outcome however this one was not as expected therefore I am trying to get creative. 

This is usually about reading too much about creative finance.

All you need to do is list the name of the Trust on the LLC incorporating document and that is sufficient.
