I'm wondering how folks estimate CapEx, maintenance/repairs, and turnover costs?

And I started in the land business in 75 and my dad started in 65 its a fun bizz.. in our day the land was bought generally at tax sales.. its only in the last 20 years that these marketing techniques and the how to folks started educating the mass's..

but generally speaking this is a good list and far better than what we see where folks get snookered by fakes who are being told what they want to hear and risk up front money only to lose it.

Surely some locations are saturated, but the demand from NYC area folks coming Upstate is still high.

In my expensive market I've seen folks get creative by renting gardening space, Ie raised beds,some tools.
