Actually I would highly recommend you take that out entirelyIf you're wholesaling then just say "We buy houses" because that implies you are/have buyers.

Through no intention of your own you might trigger an IMPLIED AGENCY situation with a seller even with no contract signed for a listing.There are customer acts that are ministerial and then there are client acts.

Obviously I'm assuming your location implies you are military and thus qualified to use navy federal.Also, you may have a large tax hit if you do a strategic default.

I have never pushed the envelop on partials and I don't think as many get done as some imply but those quickly fall into the definition of a security and out of an actual mortgage loan by structure.

So yes sales are down but it does not imply the price has gone down that many points so the stats a very misleading.

If for any reason you decide to go around the agent and talk directly to the seller you cannot say anything that implies cutting the agent out of their commission.

In this case since the tenant was there and did not instruct you to leave you had implied permission to enter.

There are many ideas, some fact and some implied as to the advantages of requiring one to be an Accredited Investor for certain offerings.
