Steve Trang’s (Real Estate Disruptors) channels and podcasts there’s enough info in there to get a real feel for what is really involved.Also go through the BP podcast archives and listen to everything with Sterling White and the above mentioned guys. 

@Craig StephensFor bedrooms whether first or second floor, it there is existing hardwood, we keep it un-carpeted. 

I don't have any woowoo but you could use iTunes and look at all the REI podcast posted on there.

After researching through BiggerPockets, and listening to podcasts (I am in the 40's and promise that I will go to itunes and give the 5 star review this week!)

Seriously no offense @Aaron Yang, but if you have a team, why not have someone search through the hundreds of archived conversation threads about this very topic, among many other relevant ones with lots of good (and free) information? 

I try to capture enough voice mail and texts to archive so I have proof of the scope of the conversation.
