If they're hand to mouth, they're only one lay-off or a car problem from an eviction. 

There are probably better systems if you have dozens of units, but I couldn't be happier with how they've worked out for us.

That $100K sure does sound good, but I'd happier with a blue collar tenant making $38K who has been working at the same widget factory for 5 years.

That said, clearly there is plenty of fiscal corruption in our government, and someone needs to be in charge of doing something about it.If we did all of that, both the Democrats and the Republicans SHOULD be happy (they won't be, because they'll have had to compromise, but they should be).And while many Americans would no-doubt have to make sacrifices, in 10 years we'll all forget how it "used to be," and will be much happier knowing that our kids will inherit a country that isn't on the brink of bankruptcy.Notice I didn't say anything about taxes.

If you can't afford to send letters to potential sellers then I would suggest bandit signs, driving for dollars, for rent ads on craigslist/classifieds, car magnets, and word of mouth.

I've found word of mouth is the best bet, who do your neighbors use, they can tell you who shows up without fail, does a great job, etc.  

(There are nuances and details I'm not getting into here... talk to your own CPA about whether or not your rental qualifies).Now queue all those people who were fine with not issuing 1099s creating a stampeded to somebody who can help them prepare 1099s so they can qualify for that 20% deduction.It may not have been enough to threaten you with penalties in the past, but take away your 20% deduction and I'm guessing a whole lot of you will be frothing at the mouth to get them issued.
