I owned a hard money lending company for 10 years that we built from the ground up.

First of all, if you haven't done this before, I highly recommend partnering with someone with some experience in ground-up spec construction for 3-4 deals before breaking off on your own.

Are you looking for long term rental or getting into a fix and flip or ground up construction ? 

Lease the ground to someone interested in building but who doesn't want to share more than a predetermined amount with their land partner. 

There were no visible signs of  leak above the ground.

The government is investing around 8 billion euros into developing the infrastructure there, including casinos, shopping malls, sporting grounds, and residential communities.

Austin is overbuilt I wouldn't touch development there. happy to connect I'm licensed in both states of Ohio and Florida and we look at development and ground up construction deals in both.

I would do it as a construction/hard money ground-up loan.
