One is that only 1-4 units are covered, so any property with 5 legal units is not covered under DF or SAFE.Non-owner occupied properties are not covered, since the thousands of pages of law and regulation are designed for consumer protection and according to the Feds investors are not consumers needing protection.

At move-out, if the ground/grass is truly so messed up that you must plant new grass, take pictures of that damage too.

I would make the tenant buyer responcible for everything from cutting the grass to general maintenence.

a few days late since i am super busy with the current rehabs, but closed on #19 on thursday night. worked on it for awhile with the listing agent and the brokerage. they apparently have a great relationship with the feds and kept trying a few times to get the best price. about a month+ ago, it was listed at 72k, i believe. then a few days later it dropped to 64.9k. i offered 52, but they didn't take. they said they had another offer. then i offered 55 and stuck to it 3 times in a row. they said best they'd do at this time was 55.5, so i took it.it's in Garden City, but on the border with Westland. it's on a cross road (one that goes between 2 major roads, so that will push some people away. numbers look like this:purchase - 55.5krehab - who knows, after 18, i still can't estimate properly, but i am hoping $20k at mosttaxes - $2,500rent - average rent is $1,000the problem is that i am out of money right now and can't touch it until i am done with the latest 2 rehabs. i might do a little here and there like demo and cleaning up the yard of trees and such, but no major installs until we are done with the latest 2.my goal was 20 a year ago. i am close, so i just need a new goal.

The only issue/destruction I've seen since them moving in is a 5' X 25' strip in the back yard that the dogs have worn the grass down to dirt and it's now mud.

Asides from mowing the grass and normal household chores (which every homeowner in the country also does) that's about the extent of the work that I do to manage the property.Why on earth would I spend $100-$200 per month on a property manager?

kind of an interesting and exciting feeling because I feel I am becoming more aware just through listening and reading about Investing, its an amazing feeling none-the-less...Anyhow on my way back from work one day I am observing the houses in my neighborhood and notice one that looks vacant, like grass-3-ft-tall-and-vines-growing-up the-sides-vacant..

The situation is pretty bad:- the city keeps issuing fine over fine for things like grass or "tire in the driveway" or what not like there's a cash pinada- she didn't have one tenant in the past 3 years, not even Sect 8 wants to rent there- paying taxes and insurance and what not. all current though.- it's not a drug zone but just a bad patch with unemployed peeps doing nothing productive so to speakShe wants out, really bad, ready to write off the loss just to stop losing more money every month.
