Your presuming you know the facts, and now you think enough to know about my personal business, that you can now say, in this forum, that I have, no doubt, overextended myself, "same story, different peoplel", etc...I'm so glad that you have been responsible and fortunate enough to have enough wealth about you that you are not caught in the downturn of a global economic storm.

After electrical and plumbing contractor costs I doubt you'll ever see a return on the investment - but it wouldn't hurt to have a contractor just look and give you a bid, then you'll really be able to run the numbers.For most rentals (unless a nicer home where hookups are almost required) my opinion is to not put too much emphasis on hookups.And to answer your last question - definitely do not offer to pay for something that may not even be an issue for your next tenants - don't take money out of your pocket by anticipating a possible non issue.
