That said, if an option tenant has something totally unanticipated come up, like an illness (not cosigning on the doofus boyfriend's truck and screwing up their ratios), and can't perform, I will refund a good portion of the option fee.

My situation is essentially I've had to liquidate much of my $ to assist a family member out of a major bind with their health (bless the medical system <rolls>) and that has put me into debt in a big way and my income barely covers my base expenses (not counting other necessities...gas... food.. etc).

I have a few rental units at the moment but hopefully my next project will be a rehab and sell deal followed by more rehabs and more rentals.My plan is to have maybe 6 months to 1 years worth of living expenses like mortgage, food, gas ect., that's going to be hard but if things work out well enough to do it full time then it should be possible.

The next day the co-worker told me that she and her husband had just loaned money to their friend because they didn't want to see him and his family on the street.I told the co-worker that it was better that they get screwed than me, but she told me that her husband had insisted the deadbeat sign over the title to his truck before they gave him any money!

And if the postal carrier didnt put it message side up we are screwed...Unless your post card is the same on both sides..Mine is, Yes I took out the "reasons" for selling but kept everything else..Just food for thought..Michael Quarles
