I need all new appliances (Fridge, Microwave, Dishwasher, Sink, oven/range)I also need flooring (Tearing out carpet ..yes it's everywhere...yuck)Will also need to repaint and buy new LED lights for my fixtures. 

I was able to renovate the first floor in a few months to got the first roommate in.

I'm located in Aurora, CO and have a 6 bedroom house that has a main floor that is already ADA accessable.

The seller said they re-did flooring, repainted the interior and added some other fixtures in the past year since they've owned it. 

Floor and Decor is a great place for tile combined with the selection and the savings over HD and Lowe's makes this store a good resource. 

LOL  If there's going to be problems down the road, their advice or forethought as to the planning/building of the structure, at least the flooring/layering on top of the existing structure, is going to be sooooo vital. 

Is there a world where it makes sense to leave parts of the dry wall up and try to just clean them?

All of a sudden, EVERY application is coming back squeaky clean despite criminal records, misdemeanors, felonies, evictions that can be found with a public records search. 

Hey all you land trust junkies I just got an e mail from a title company in MO that closed a deal a few years ago and the buyer put it in a land trust they are trying to sell .. but the title company wont insure it as they claim land trust are not legal entities in MO.so title needs me to do a new deed to clean up title which of course we will do.. but just think if the sellers in other situations were not in the bizz like us and would not understand or respond or you cant find them all those land trust are dead in the water currently.  

We have a beautiful 8 unit property that we've rehabbed and currently offer 3 units for short term rental on the second floor.
