So we had a two week extension to yesterday in order to get the title work taken care.

dont forget that if the plumbing and/or electrical need to be replaced there will also probably be extensive drywall repair...

And because we got in early, we had done extensive evaluation of repair costs and were able to make a strong offer with no contingencies. 

After extensive renovation, both properties are cash flowing >$1500/mo. 

We're wondering if anyone knows an architect who's familiar with the process who can help walk us through the permitting process (we've done extensive renovations in the past, but never in this county).Also, would love to hear any pearls of wisdom from anyone who's renovated in SF (including working through the permitting process, anything you wish you knew before you started, regulations that are unique to SF, etc.)

There are 23 MFRs <$400,000.  11 of which are not in Brockton.Some need extensive work, but some don't. 

You can file for an extension if you do not owe taxes...or you can overpay an estimate so lower chance of a penalty...and there is no penalty, giving you til oct.

And from what I read, if I am doing my best, and the bank is going a bit slow, an extension is a standard practice.
