-Wholesaling can be done ethically and when done so, is an amazing option both for the seller and for the wholesaler. 

The part I am unsure of is if its ethical for me as the homeowner to say "Hey, I'll take any offer for this place" since it could likely cut into the Realtors expected commission.

I felt like that crossed an ethical line for me that I did not see before. 

ON top of that NO AGENT is going to tell another agent what its under contract for thats a clear violation of ethics etc.. 

Although, now that I am getting my Hawaiian real estate license working with KW Kauai, I will need a whole remodel of my current website to format the code of ethics and way of working agency/brokerage style to help buyers and sellers.

This is not a fault of the borrower since the borrower just cares if their loan got approved and the loan was funded.Whether its ethical or not to mention that is up to the reader of the article.

@Daniel Lynch,I'm guessing the other side tenant completely pays for your bills, so your ethics come from the idea of charging her when you don't have any expenses.   

By all means, be very proud of your ability to close leads into deals, but consider this:You wouldn't really truly need closing skills if you were doing wholesaling ethically, and properly.
