Let me explain that better, imagine your rehab is $100k, you would need to do part of the rehab, maybe $10k, and then you can get the funds for those first $10k reimbursed so you can keep progressing with the rehab.Given your experience, I would recommend you start with a moderate or light rehab, mostly cosmetic work so that you can do it yourself and won't get your profit decreased by hiring third parties.

Hey all you land trust junkies I just got an e mail from a title company in MO that closed a deal a few years ago and the buyer put it in a land trust they are trying to sell .. but the title company wont insure it as they claim land trust are not legal entities in MO.so title needs me to do a new deed to clean up title which of course we will do.. but just think if the sellers in other situations were not in the bizz like us and would not understand or respond or you cant find them all those land trust are dead in the water currently.

-The niche, boutique brokerage is a great target because they are generally slammed with more business than they know what to do with, they generally are still using fax machines and rotary dialers, (i'm only half joking I still see @aol emails all over costar to this day) so it leaves ample opportunity with anyone that can use an crm a chance to add real value and grow the business in a measurable way.- These tend to be "assassin" type shops who are small teams of pretty elite operators, and they aren't bloated down with BS like the big CRBE's etc of the world, so you'll get exposed to more, you'll get exposed sooner, and they will generally be ideally with a niche industry or product type but will often have a ton of satellite deals they get which will get you cross industry exposure.

what it sounds like you are asking is illegal in many ways, section 8 laws, local laws, duel contract laws that conflict, there always has been also those out there looking to catch you breaking them,  avoid it, dont offer it, dont entertain it, there is leeway up if the tenant meets certain conditions, say need 1 floor rental, if not rent may be inflated over realistic market, which is what rented at not listed at, keeping in mind sec 8 market rents also include utilities paid, you can usually reach by email fastest, they have set chart, heat type, neighborhood etc, more than listings found online

Never had a problem...I didn't use a traditional lease, but just asked them to email me their contact info and request for dates, then I would respond with a price and fianlize the transaction.
