The other thing to keep in mind with self-showing lockboxes is that it's incredibly easy for someone use it as rent scam.

This is not an easy feat - I am honestly so impressed by the people who have created successful growing companies in the RE industry.

Under $150, easy to install and use, tenant can set their own code but landlord can retain the master and always have access, tenant can't lock themselves out, standard key for emergency backup, batteries last a couple years, etc.

Sadly this industry is ripe for a company to come out with a product that does what we need it to do, be versatile enough with it's software that it can expand and have the customer service that is accessible.

People think it's so easy to just find a deal that when improved, is going to give you a 25% equity position so you can get all your money back when you refi.

Pretty solid points here, I would also like to add refinancing with a non-traditional DSCR based loan can assist with getting access to cash quickly as there are many lenders that have a lower seasoning requirement. 

Same issue with a Registered Agent.Either method are fairly inexpensive and very easy to do yourself.  

we used to pick up a couple a year at the tax lien auctions, but most were accessible if you had a skinny guy on staff that could get in.
