Love that idea and I'll feed that in to the Seller. sometimes you have to fight fire with fire and I’m not 100% familiar with New York laws, but I’m pretty sure they have squatters rights therefore, the other squatter wouldn’t be able to do a thing about it.

Well turns out pretty much my entire investing area is considered "rural" even though this specific property is right in the middle of a 30,000 population town and most DSCR lenders will not loan on it because of this.

Im pretty sure the ATI exemption will only apply if the property was previously assessed at the 6% ratio when the transfer occurred (i.e., when you bought it).
